Oral cancer or gingivitis?

There is an area below one bottom tooth that is red inflamed and has a white spot. It is a little sore at times. Have used multiple mouthwashes and am meticulous about brushing. Should I be concerned of cancer or is it just gingivitis? Going on 3 weeks now.

This is more likely an abscess.  You'll need to visit a dentist - preferably ASAP - to be treated with antibiotics.  It can spread and be dangerous, so please do seek medical attention.
