Shortness of breath and unsteady

Since I was a teenager, I've had a feeling like I can't quite get enough air in my lungs.  My chest feels tight and I feel like I have to force a yawn in order to get the air in. However, in the last 6 months to one year, it's become much worse.  And recently I've been feeling this way every day.  Exercise doesn't make any difference.

Now, within the last couple of weeks I have felt off balance, It has happened when just walking, or even just standing in the kitchen preparing dinner.  It's only for a second or two.  Ive fallen 3 times in the last 3 months. I'm 54 years old, in good shape, blood pressure and pulse are normal,, don't smoke, don't do drugs and eat healthy.

I've had a CT of my lungs recently and go for an ECG next week.

Can anyone suggest what it is?

ECG shows mildly enlarged right ventricle, otherwise normal. They couldn't assess right side pressures "due to lack of measurable tricuspid regurgitation."
CT I'm still waiting for results.
